Living in Meiners Oaks: An Ojai Valley Neighborhood Guide
When a buyer tells me they want to live in Ojai, I almost always include Meiners Oaks in the search unless they specifically tell me they don't want to be there. Technically, Meiners Oaks is outside the City of Ojai in unincorporated Ventura County, but it's very much part of the broader Ojai Valley community.
Meiners Oaks has more character than many of Ojai's more uniform residential neighborhoods, and the housing is truly all over the map. You'll find small older bungalows, remodeled homes, newer construction, and pockets where the homes and lots are noticeably larger.
I've also worked with plenty of buyers who specifically prefer Meiners Oaks to Downtown Ojai. They want to be close to Ojai but don't necessarily want to live in the more tourist-oriented downtown area.
Where Is Meiners Oaks?
Meiners Oaks sits immediately west of the City of Ojai in unincorporated Ventura County. That's an important distinction for buyers because an Ojai Valley location or an Ojai mailing address doesn't necessarily mean a property is within Ojai city limits.
The neighborhood centers around El Roblar Drive, which feels a little like Meiners Oaks' own Main Street. Restaurants, small businesses and community destinations give this part of the neighborhood an identity that's separate from Downtown Ojai.
It's one of the reasons I think of Meiners Oaks as its own community rather than simply an extension of Ojai.
What Are the Homes Like in Meiners Oaks?
One of the first things I tell buyers about Meiners Oaks is that the housing is all over the map, in a good way. There really isn't one typical Meiners Oaks home.
You'll find older bungalows and cottages, mid-century homes, extensively remodeled properties, newer construction and everything in between. Home and lot sizes can also change considerably depending on the street.
That variety is part of the appeal, but it also means looking at only a few listings won't necessarily give you an accurate picture of what's available in Meiners Oaks.
The Canterbury Court and Christopher Lane Area
The pocket around Canterbury Court, Christopher Lane, Cheshire Court and Stockbridge Lane is a good example of how much the housing can vary.
Tucked away near Poco Farm, this area has noticeably larger and newer homes than what many buyers initially picture when they think of Meiners Oaks. Unless you've spent time looking at homes throughout the neighborhood, you might not even realize properties like these are here.
It's one of the reasons I hesitate to generalize about Meiners Oaks based on a particular house style or lot size.
What Is El Roblar Drive Like?
El Roblar Drive functions almost like a mini Main Street for Meiners Oaks.
Rather than being entirely residential, the neighborhood has its own cluster of restaurants, shops and services. That gives Meiners Oaks a different feel from nearby neighborhoods like Ojai Terrace, which is much more residential.
Parking can be challenging around El Roblar, particularly near the busier commercial areas. That's something that may not be obvious when you're looking at a property online but is worth paying attention to when considering a home close to the center of the neighborhood.
What Is Near Meiners Oaks?
One of the things I like about Meiners Oaks is how many community destinations are tucked into and around the neighborhood.
Meiners Oaks Early Education Center serves preschool and transitional kindergarten students, and the Ventura County Library has a small branch on the campus. It's a particularly sweet little school and library setting.
Poco Farm is another wonderful neighborhood asset near the Canterbury Court area, and El Roblar puts restaurants and other local businesses right within the community.
Is Meiners Oaks on the Ojai Valley Trail?
Not directly.
This is one of those details that's easy to misunderstand if you're looking at a map of the Ojai Valley rather than actually getting around the neighborhood.
From Meiners Oaks, reaching the Ojai Valley Trail generally means connecting toward Highway 33 via El Roblar or making your way toward the trail through the Ojai Meadows, Taormina and Ojai Terrace area, depending on where you're starting.
If direct access to the trail is important to you, I would look at the location of the individual property rather than assuming all of Meiners Oaks has convenient trail access.
Is Meiners Oaks in the City of Ojai?
No. Meiners Oaks is an unincorporated community in Ventura County.
That's one of the most important things for buyers to understand because Meiners Oaks is commonly included in an Ojai home search even though it isn't governed by the City of Ojai.
When I'm helping someone search for a home in Ojai, I generally include Meiners Oaks unless they've specifically asked me not to. For many buyers, the practical search area is the broader Ojai Valley rather than the incorporated city boundary.
The city-versus-county distinction can matter for things like permitting, land-use rules and other property-specific questions, so it's something I pay attention to during a home search.
Are Homes in Meiners Oaks on Sewer or Septic?
Much of Meiners Oaks is served by the Ojai Valley Sanitary District, so sewer service is common.
That said, I don't assume the utility setup of an individual Ojai Valley property based solely on the neighborhood. Sewer, septic and other property characteristics should always be verified for the specific home you're considering.
Meiners Oaks vs. Ojai Terrace
Although Meiners Oaks and Ojai Terrace are close to one another, they feel very different.
Ojai Terrace is more consistent in its housing, particularly in the older sections where you'll find many mid-century ranch homes on similar-sized lots. It also has sidewalks and direct access to the Ojai Valley Trail.
Meiners Oaks has more variation and, in my opinion, more character. Older bungalows can sit near extensively remodeled homes, and certain pockets have much larger and newer properties. El Roblar also gives Meiners Oaks its own small commercial center.
The distinction is one of the reasons I treat Ojai Terrace and Meiners Oaks as separate neighborhoods when helping buyers understand the Ojai Valley.
Meiners Oaks vs. Downtown Ojai
I regularly encounter buyers who are interested in Meiners Oaks but specifically tell me they don't want to live in Downtown Ojai.
Downtown puts you close to Ojai's restaurants, shops, hotels and visitor activity. Meiners Oaks has its own smaller commercial center along El Roblar and feels removed from the more tourist-oriented part of Ojai while still being very close to it.
Neither is a substitute for actually spending time in both areas. They offer noticeably different versions of living in the Ojai Valley.
What Should Buyers Know About Meiners Oaks?
The biggest thing to know is that Meiners Oaks is difficult to judge from a handful of listings.
Housing styles, lot sizes and streets vary considerably. Parking can also become tighter as you get closer to El Roblar. And because you're in unincorporated Ventura County rather than the City of Ojai, buyers should understand which jurisdiction applies to a property before making assumptions about permitting or land-use rules.
I also wouldn't choose a Meiners Oaks home based solely on the neighborhood name. The individual street and pocket matter here.

If you're considering Ojai, I think Meiners Oaks is worth understanding even if you originally pictured yourself within the City of Ojai.
